
Tracy Higgs Wagner

Growing up on the Sassafras River in Kent County, Maryland, Tracy developed a lifelong love for the Chesapeake Bay and the land that surrounds it. From an early age, she learned to navigate both power and sailboats, developing an intimate understanding of the waterways that make the Eastern Shore so special.
Raised in a family deeply rooted in agriculture, Tracy experienced the best the Eastern Shore has to offer — farming and life on the Bay. Before launching her real estate career, she owned and operated a successful trucking company for 20 years, gaining an extensive knowledge of the region’s roadways and communities.
In addition to her business expertise, Tracy has designed, built, and renovated numerous properties for herself and her clients. This hands-on experience gives her a unique perspective on the process of buying and selling homes, allowing her to guide her clients with confidence, insight, and care.
Tracy is also a dedicated philanthropist, supporting and participating in several organizations, including the Audubon Society, Talbot County Historical Society, Rotary, WPO (World Presidents Organization), CEO (Chief Executive Organization), and Ducks Unlimited.
Above all, Tracy is a devoted mother and grandmother who treasures time spent with her family and friends. Her grandchildren are her shining stars — and her faith in God is the foundation of everything she does. She lives by the belief that: “People do not care how much you know until they know how much you care.”
